In 2007 L&L Holdings purchased the 630,000 square foot historic former Toy Building at 200 Fifth Avenue on Madison Square Park.  They undertook a $100 million redevelopment of the property to reposition it into a top of the line office building with amenities such as a new courtyard and rooftop terraces and attracted major tenants including Grey Advertising and Tiffany and Co.

CodeGreen was brought on to manage the LEED certification and energy efficiency planning for the project and to maximize the potential financial incentives from NYSERDA.

CodeGreen helped the project become the first landmarked building in NYC to achieve LEED Gold for Core and Shell. Of the over $125 million dollars spent to renovate the building, $3.2 million dollars were dedicated to energy efficiency measures, saving the building owner over $350,000 in energy costs per year. CodeGreen managed the NYSERDA rebate process and reduced the payback on these measures by over a year.

CodeGreen also helped the building receive over $500,000 in financial rebates from NYSERDA for energy efficient and sustainable design elements such as variable frequency drives on hot water pumps and cooling tower fans, high efficiency lighting throughout the core, occupancy sensors, and efficient windows.
